Snapshot: In the detached market, there were 4,294 new listings in June compared to 5,161 in May, a decrease of 16.80%. Pending sales were flat month-over-month, yet 6.41% higher year-over-year, and the month closed with 7,179 active listings. That’s an increase of 13.02% month-over-month and 63.16% year-over-year. With more inventory, the median price of $665,000 was just 1.56% higher than in 2023.
